Summary

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Direct Customer Responsibilities As a selling Design Manager see Design Consultant job description Resolve any issues that may arise with the buyers, Design Consultant(s), CEA(s) and/or Construction Manager(s) regarding the design option selections Communicate requests for Change Orders and Agreement Alteration addenda with Community Director. If approved, assign to appropriate design team member and provide instruction to ensure alignment with Kolter Homes policies and procedures Provide an elevated customer experience throughout the design studio appointments and home construction process Intercompany Responsibilities Work closely with Director of Design Studios and Design Manage during the planning, set-up and maintenance of the Design Studio Review and maintain communication with Design Manager (or Dir. of Design Studios to ensure collateral (including but not limited to Design Guide) is current and representative of products offered per community Review Deposit Aging Report to ensure all customer’s design related deposits are collected Monitor cancellations, ‘inventory home’ to sold, sold to ‘inventory home’, ensure selection changes are made correctly, in a timely manner, reviewed and approved by Community Director. Review and maintain communication with Director of Design Studios to ensure collateral (including but not limited to Design Guide) is current and representative of products offered per community Review option take-rates and option frequency to provide recommendations for discontinuations Review custom option requests and recommend new standard options Work closely with Community Director, Director of Sales to coordinate Inventory Home investment levels and selections and assign to Design Consultant(s) for processing Continually monitor market trends and provide feedback/recommendations to keep the Design Studio product offerings current and recommend new included options to consider Train and develop the Design Consultants so that they can effectively and accurately complete the design sessions within Kolter Homes’ target completion dates Monitor and ensure Design Consultants and Design Coordinators are following the Kolter Design Processes and Procedures Oversee the set-up of the Design Studios and ensure that all the displays are in alignment with Kolter Design Studio guidelines and accurately reflect the current product offering Review the Option and Investment List and provide feedback to Purchasing Department to ensure they are complete and meet Kolter Homes standards Work with our suppliers / trade partners to provide on-going product knowledge and training workshops to ensure the Design Consultants and Design Coordinators are accurately setting the buyer’s expectations regarding the different products and materials used in their homes Review all Design Consultants final paperwork for accuracy and completeness Monitor each Design Studio ‘Start to Design Complete’ and recommend strategies to reduce cycle times Assist Director of Design Studios, Design Manager and Community Director(s) throughout New Model Home selection process. Ensure all options are entered into NewStar Sales expeditiously, presented for Community Director review and approval and processed upon authorization. Assign New Model Homes to Design Consultant(s) and/or Design Coordinator(s) for data entry into NewStar and completion of supplemental redlines and layouts. May include but not limited to: Electrical Redline, Low Voltage Layout, Cabinet Layouts, Flooring Redline, Backsplash and/or Decorative Tile concepts. Provide closing assistance as necessary Outline the expressed needs of customers (house type, lifestyle, and buying motives) to increase sales of options and investments Complete departmental training and other training as requested or provided by management.

SUPERVISORY RESPONSIBILITIES

Work closely with the Director of Design Studios & Community Director (and/or DP) to interview, select, and train employees Address employee complaints, mediate and resolve conflicts Communicate areas of accountability and performance expected of personnel assigned Appraise employee performance and resolve performance issues Develop individuals for future advancement Plan, assign and direct the work of employees Determine the types of equipment to be used in performing work, or materials needed Monitor work for legal or regulatory compliance Provide for safety and security of the workplace Ensure adherence to corporate policies and procedures Maximize employee morale and productivity Review and process all Design Consultant and Design Coordinator PayCom related tasks (e.g., time cards, expense reports, vacation and sick day requests, etc.)

REQUIRED JOB KNOWLEDGE, SKILLS, AND ABILITIES

Strong understanding of construction, subcontracting, and customer service Understanding of sales, marketing, capital budgeting, acquisitions, entitlements, and land development Excellent analytical, creative thinking, leadership, problem-solving, interpersonal, negotiation, organizational, project management and time management skills Manage multiple priorities in a timely and professional manner with strong attention to detail with limited supervision Read and interpret financial reports, market comps, engineering reports, construction documents and specifications, contracts, owners’ association documents, and other related work documents Ability to learn and use customer relationship management software including Builders CMS, customer service software including Build Pro, NewStar, Track-it and any other company-based software Proficiency in Microsoft Office (Word, Excel, Outlook, Power Point) Effectively and professionally communicate (in oral and written form) with internal and external customers Demonstrate commitment to integrity, company values, customer-focus, and established policies and procedures Display professional appearance and manner

EDUCATION AND/OR EXPERIENCE

Associate Degree in Design, Management, Marketing, Communications, Business, Finance, Accounting, or related field strongly preferred. One year of work experience may substitute for one year of the required education up to a maximum of four years substitution.
